An amortization schedule shows how a loan balance falls payment by payment. After a recast, it begins with the reduced balance and uses the revised principal-and-interest payment over the remaining term.

Use the calculator above with your own loan. The schedule is a planning illustration, not a record of transactions held by your servicer.

Short steps

  1. Enter your balance, note rate, remaining months and lump sum.
  2. Calculate so the schedule uses your revised payment and remaining term.
  3. Read each month’s opening balance, interest, principal and closing balance.
  4. Print or review the full path when you need a text alternative to the chart.

What each column means

  • Opening balance — amount owed at the start of the modeled month.
  • Interest — opening balance × monthly note rate.
  • Principal — payment left after interest.
  • Closing balance — opening balance minus principal.

Taxes and insurance do not repay the loan and are not included. A lump sum paid before the schedule starts is a separate starting adjustment. Return to the recast calculator or the extra-payment comparison.
