Mortgage recast fees: what to ask

This is not financial advice.

The useful fee figure is the one your servicer confirms for your loan. This page does not publish lender fee amounts or assume a standard charge. A calculator result cannot confirm what your account will be charged.

Separate any administrative charge from the principal lump sum. The principal payment reduces debt; a charge paid to process a request does not reduce the balance unless the written terms specifically say otherwise.

Get the conditions in writing

Ask whether a processing charge applies, when it is due, and whether it is refundable if the request is not completed. Also ask about the minimum principal reduction, waiting periods, required account status and the date the revised payment would take effect.

Do not infer approval from a payment being accepted. Ask for a revised payment notice and confirm whether any regular payments are due while the request is being processed.

Keep costs out of the interest calculation

Interest saved and overall cash outlay are separate measures. If a comparison shows less future interest, subtract any separately paid recast charge only when calculating the net difference in total outlay, not when reporting interest itself.

For a fair total-outlay comparison, include the lump sum plus all future principal-and-interest payments plus any separately paid charge. Do not count the lump sum twice. Do not add a fee to principal unless that is genuinely how the arrangement works.

Common fee and repeat-request questions

How much does a recast cost?

Ask your own servicer for the current terms for your loan. We do not supply an assumed amount.

How many times can I recast?

There is no site-wide answer that applies to every lender and loan. Ask whether repeat requests are permitted and whether each has new conditions.

Does a charge buy a lower rate?

In the standard recast modeled on this site, no. The existing note rate is unchanged. A change of rate is a different transaction to investigate separately.

Read the recast guide before deciding what information to request.
